University Lofts
Rules & Regulations
The following Rules and Regulations have been established by the Management and are considered an Addendum to your Lease Agreement.
- Rental Payment:
Rent is due on the first of each month. Rent received after office hours on the 3rd must include the late fee specified in the Lease Agreement. Payments that do not include the late fee as required will not be accepted. All late rent and charges must be paid by cashier's check or money order. After you tender two (2) NSF checks, personal checks will no longer be accepted and all monies due must be paid by cashier's check or money order. Please mail or deliver your rental payment to the business office. - Maintenance Requests:
Maintenance requests should be made by phone or in writing to the business office. Maintenance hours are weekdays from 9:00am - 5:00pm. In case of emergency, call the appropriate authority and our office for instructions on the procedures to take. Emergencies include fire, flood, electrical shortages and sewer back-ups. It is our policy to make appointments for maintenance work. - Locks:
You are prohibited from adding, changing or in any way altering locks installed on the doors of your Loft. - Entrances, Hallways, Walks & Common Areas:
These and any other public areas shall not be obstructed or used for any purpose other than entering or exiting. - Personal Property:
Due to legal limitations, it is not possible for us to insure your personal property. It will be necessary for you to obtain apartment dweller's coverage at your expense to cover loss to personal property. - Delivery of Packages or Furniture:
Our employees are prohibited from receiving packages from anyone. Please make your own arrangements for such items. If you are expecting delivery of furniture, appliances or repair to these items, we will not be able to accompany any servicemen to the Loft. - Speed Limit:
The maximum speed limit within the property is 15 MPH. Please drive carefully. - Parking Facilities:
Each unit will be issued one reserved parking space; all other residents or visitors may park on-site in areas designated as visitor parking. Our parking lots are not to be used for abandoned or inoperable vehicles. The determination of whether a vehicle is abandoned or inoperable shall be within the discretion of Management. No vehicles shall be parked on the grass or in the right-of-way. Park only in designated areas. Vehicles not conforming to these rules may be towed at the owner's expense. - Pest Control:
Loft units are sprayed on a regular basis. If you have a problem with pests, please notify the office and the exterminator will pay special attention on his or her next visit. You are asked to maintain a high standard of good housekeeping. - Grounds Upkeep:
The University Lofts maintains a high degree of grounds maintenance. Management requests that you help in maintaining our high standards. - Dumpsters:
Please insure that your trash is placed in plastic bags and securely tied before placing in the dumpsters, not beside it. You are required to break down boxes before placing them in the dumpsters. The dumpsters located on-site are for the use of our tenants only. - Guests:
You are responsible and liable for the conduct of your family, invitees, licensees and guests. Acts of these persons in violation of the Lease Agreement, or one of these or future rules, may be deemed by Management to be a breach by you which may result in termination of your Lease Agreement. - Plumbing:
A charge will be made for unclogging plumbing equipment in cases where malfunctions are caused by the introduction of improper objects such as toys, cloth objects, grease or other foreign matter. The cost for repair or replacement of other equipment or furnishings will be borne by you. - Lockouts:
If you find it necessary to have authorized personnel unlock your Loft after hours, you will be charged a fee of $50 payable at time of entry. If you require the services of a locksmith you will be responsible for any charges incurred. - Drapes or Shades:
Window treatments must have a white lining or a white shade. These are provided for you at the time of move-in and must remain intact and visible from the exterior of the building. - Telephone Hook-ups:
Telephones may only be placed at previously wired locations. No additional drilling, cutting or boring for wires will be permitted without the prior written consent of the Management. - Waterbeds:
Waterbeds are not permitted. - Storage:
No goods or material of any kind, which are combustible or would increase the risk of fire, shall be placed in storage areas. Storage in such areas shall be at your risk and Management shall not be responsible for any loss or damage. Heating/Air Conditioning or Water Heater closets are not to be used for storage. - Recreation/Service Areas:
If provided, you agree to abide by the Rules and Regulations established for their use as provided by the Management. - Antennas:
Radio, television, satellite disk, CB or any other types of aerials or antennas shall not be placed on the roof or exterior of the building. - Signs:
You shall not display any signs, lights or markings in the window of your loft or on any exterior wall. - Disturbing Noises:
Your family, invitees, licensees and guests shall show due regard to the comfort and enjoyment of all other residents in the University Loft Community. Your Loft is to be free from interruption by Management unless you or your guests disturb other residents. Televisions, stereo units, radios, musical units & computers are not to be played at such a volume or time that will annoy other persons in other Lofts. - Pets:
No pets will be permitted in the University Lofts Community. - Laundry Room:
The University Lofts provides laundry facilities on-site. Please remove all clothing from the machines promptly. Do not use any tints or dyes. Report any malfunctions to the Management. - Alterations:
No alterations to your Loft are allowed without the written permission of the Management. Any paint or wallpaper must be properly removed before move out and returned to its original condition.
Release of Security Deposit is subject to the following provisions:
- Full term of your lease has expired, and all persons have vacated the Loft.
- You must properly comply with all notice to vacate requirements stated in your Lease Agreement
- No damage beyond normal wear and tear.
- Entire Loft including range, refrigerator, bathroom, closets and cupboards are clean.
- No unpaid legal charges, delinquent rents or late fees.
- All keys must be returned.
- All debris, rubbish and discards placed in proper containers.
- Forwarding address must be given to Management.
- "Move-In" form must be completed when you move in and signed by the property manager and you. This form must also be completed and signed when you move out.
- Please refer to your Lease Agreement for specific state requirements regarding the release of security deposits.
- The cost of any labor and materials for cleaning and repairs will be deducted including any delinquent payments or late fees.
- The deposit will be mailed to you at your forwarding address and made payable to all persons who signed the lease.
